You want to hire someone you're confident you can trust to create a home that suits your needs and fits your taste. But in a town or city where there are multiple home-building companies to choose from, how do you know which one will serve you best? Here are some tips to help you make this determination.
Look at their previous homes (in person, if possible)
Most builders, even though they do custom work, have a certain style they tend to use. Not every home will adhere to this style exactly, but they all tend to have elements of it. In order to tell whether a builder's general style meshes with your own, look at plenty of their past work. Good builders generally have large collections of photos that you can browse. If you can make plans to see a few of the builder's existing homes in person, that's even better. It gives you a chance to look at more specific details up-close and see whether they are details you would also like in your own home.
Ask for a preliminary design
Designing an entire home is a lot of work, and most builders are not going to create a full design for you free of charge. However, many will create a rough, preliminary design for you upon request. You can ask a few builders to do this in order to get a sense of their design preferences, how they might work with you, and so forth. Often, if you ask three builders for a preliminary design, a clear front-runner will emerge whose design best suits your needs.
Establish a timeline from the beginning
Building projects often get delayed for reasons beyond builders' control. For this reason, a lot of builders have long waiting lists for new clients. It might help you narrow down your options if you ask builders, from the get-go, what their wait time is and when they can get to your job. If you really want a house up in a year, then you only need to consider builders who can work with that timeline.
Choosing a custom builder to create your home is not always easy. But once you find "the one," the rest tends to fall into place.
