Alternatively, your real estate may refer you to a roofing contractor you can hire to inspect the roof and determine what costs may be involved should you go ahead with your purchase of the home and hire the contractor to replace the shingles and any other roofing materials that were damaged.

How does the condition of the roof affect closing?

With more information about the condition of the roof, you'll be able to negotiate with the seller and ultimately pay less for the house. Keep in mind, however, that your mortgage and insurance companies may require the repairs to the roof be made within a certain time frame or even before closing on the home. 

Since you are trying to buy the home, it may be more desirable for you to have the roofing repaired under your control rather than under the control of the seller. That way, you'll have the ability to select the specific materials you want, including the color, and the work will be done by the roofing contractor of your choosing.
